Present-Your-Property

When you’re trying to find the right tenant for your rental space, you need the property to stand out. The most effective way to attract attention is to show that the place is bright, clean, and well equipped. Follow our tips below and make your rental property stand out!

Modern style

Everyone has their own personal style. When it comes to rental homes, modern and neutral is the way to go. This direction allows your tenant to adapt the space to their personality. Not that everything must be grey! Interior designers advise landlords to choose neutral colours for big items like the sofa and bed, then spice it up with an interesting colour theme for accent items like cushions and curtains.

De-personalise

The idea behind this tip is to allow your potential tenants to see themselves in the space, which would be difficult to do with someone else’s personal items all over the place. Sure, a few fridge magnets are fine, but make sure to remove things like photos, hairbrushes, shower soap. Likewise, storage space should be made available to your tenants – they won’t want to open a dresser and find someone else’s clothes in there!

Light

A great hack slipped to us by cleaning professionals is to wipe all the lightbulbs in the property – making the space brighter with no extra cost. You should also open curtains to let in as much natural light as possible.

A fresh coat

A fresh coat of paint can do wonders to refresh your rental space. Usually, this step is required between tenants, and you’ll be amazed at the brightening effect.

In working order

You must make sure that everything included in the property is in working order – consider the basics such as lights and water, taps, flushing, doors. Consider also the appliances – test out the washing machine, oven, fridge, freezer and microwave. Run the air-conditioner and clean the filter if it has been used previously.

A Good Clean

Whether the property is new or you’ve had tenants previously, it needs to be sparkling clean to attract a tenant. Construction and finishing leaves a lot of dust, and a deep clean is always recommended between tenants. Ask us for our recommended cleaning service providers.

Energy Performance Certificate

Landlords are required to provide an Energy Performance Certificate (EPC). This document shows how energy efficient the property is, and can guide a tenant on what kind of utility bills to expect.
