Residential Property Prices Rise 6.9% in Q2 2026

Malta residential property price growth in Q2 2026

Malta’s residential property prices continued to rise in the second quarter of 2026. The National Statistics Office’s Residential Property Price Index recorded annual growth of 6.9%, with prices increasing 1.6% compared with the previous quarter. Apartments registered annual growth of 7.4%, while maisonette prices rose 4.3%, highlighting differences across property types.

In our previous market insight on Q1 of 2026, we explored rising prices alongside mixed transaction signals. The latest price figures extend that picture of continued growth, following the 6.7% annual increase reported for Q1.

August Records Stronger Property Sales Activity

More recent transaction data also shows stronger activity. In August, 1,367 final deeds of sale were registered, up 33.8% year on year, with a combined value of €407.3 million. Promise-of-sale agreements increased by 18.3% to 1,241. Both measures exceeded their year-earlier levels, although one month alone does not establish a lasting trend.

Building Permits Point to Future Housing Supply

The development pipeline provides further context. During Q2, permits were approved for 3,126 new dwellings, an annual increase of 3.3%. These approvals indicate potential future supply, rather than homes already completed or available for purchase.

What the Latest Figures Mean for Buyers and Sellers

Our reading is of a market with continued price growth and stronger recent transaction activity, but differing performance across segments.
